The real estate market has been insane during the pandemic—the prices of homes are very inflated. There weren’t many houses on the market to begin with, and the health crisis made this worse by discouraging most senior people from selling their homes. However, now that more people are getting vaccinated and things are opening up, there will be a huge percentage of houses coming onto the market from the elderly population, especially those who have been wanting to move to retirement homes or assisted living.
The government also issued moratoriums that allowed people to postpone their mortgage payments, and now those have been lifted. So those folks now need to decide whether to make up those past payments or sell their houses at the current premiums and move somewhere else. Another large segment of the market were investors who owned properties and were renting them out, and the government helped renters by allowing them to stay in their properties without paying rent. All during the pandemic, if a landlord wanted to get rid of their tenant and sell, they couldn’t, so now that the moratorium has been lifted, plenty of property owners will want to sell at a high price, and those houses will be hitting the market.
If you’re considering buying and selling, you have a window of opportunity right now because soon the market will shift; not only will supply change but demand will too. As interest rates increase, the difference in supply and demand will lessen because the number of people able to qualify for a larger home will shrink.
